9 hidden criteria Spanish banks use to turn down mortgages

Spanish banks stopped leaving mortgage decisions to human judgment alone a long time ago: first, an algorithm scores your application (credit scoring). If your profile doesn’t fit the bank’s model, you may get an automatic rejection.

How the algorithm scores you right now

  1. A 30-40% income limit

Payments on your mortgage and existing loans should take up no more than 30-35% of your household’s net income; sometimes the bank allows up to 40%. Above 40%, the system says no.

  2. Foreign income and currency

If your income comes from outside the EU (or is paid in dollars), the bank may discount it to allow for exchange-rate swings. What’s a stable salary to you is currency risk to the algorithm.

  3. Another 11-12% of your own money

On top of the 20% down payment, you need to show about another 11-12% of the price for the tax, the notary and paperwork: that’s the figure in Catalonia, and other regions have their own tax. In total, your own money comes to about 31-32% of the apartment’s price.

  4. Loans in other countries

The bank sees your debts in Spain in CIRBE, the Bank of Spain’s credit register. If your income is from abroad, it may also ask for your credit history from the country where you earn it. The bank counts open loans and credit card limits as debt.

  5. The digital nomad paradox

You can legally earn €10,000 a month, and the algorithm will still often prefer a local employee earning €1,500. Your contracts need to be skillfully “translated into the bank’s language.”

  6. Rental history

If you’ve spent several years paying about as much in rent as your mortgage payment will be, always on time, that counts strongly in your favor with the bank. Any late payment is a warning sign.

  7. The appraisal illusion (tasación)

Most banks lend a share of whichever is lower: the purchase price or the appraiser’s valuation. If the appraiser values the apartment below the price, you’ll need noticeably more of your own money.

  8. Age and term

Banks set the term so the loan is paid off by age 75, though each bank sets its own limit. If you’re over 45, most banks won’t give you a 30-year term anymore: it will be shorter.

  9. A double guarantee (doble garantía)

If you’re short on the down payment and ask for 100%, the automated system will say “No.” Sometimes a double guarantee helps: a second property, your parents’ for example, is put up as collateral too. If the payments stop, the bank can foreclose on that property as well.

Would a bank approve your mortgage today?

Answer 4 simple questions with an honest “Yes” or “No”:

  • Have you been working as an autónomo (self-employed) in Spain for less than 2 years, or do you live here on a digital nomad visa?
  • Is a large part of your income paid by foreign companies or in a currency other than the euro?
  • Are you still waiting to file your first annual income tax return (Renta) in Spain?
  • Do you need financing above 70% but have no credit history in Spain yet?

Your result: if you answered “Yes” to even one question, your profile has red flags for the bank, and it’s worth preparing your application in advance.

To see where you stand, fill out the 5-minute questionnaire: no documents needed, and Yulia will review it for free.

Perfect documents don’t guarantee approval

Automated scoring is strict, but the decision is made by the bank, where real people, risk analysts, look at your application. We help with the mortgage together with our partner mortgage broker, who handles the bank application, explaining your foreign contracts, taxes and income to the analyst and highlighting your profile’s strengths.

If you’re ready

We’ll work out how much of your own money you’ll need and explain which documents the bank will ask for and where to get them. Our partner mortgage broker will handle the bank application.

If you’re not there yet

We’ll make a plan: how to show your income and what to prepare so you go to the bank with a clear financial profile.
